9/2/2010 As Usual......
July and August were VERY busy and that's the excuse I'm sticking with for not getting back to the blog! It seems that people have figured out that the world is in fact not going to end but, the low home prices and low interest rates could. While it is not the pace of several years ago it has been enought to keep Stephanie and I hopping. We are all on pins and needles here waiting for word on the grant for Ameren to install fiber optic lines to all the member homes. That is supposed to happen in the next week and I will keep you posted.
8/2/2010 July Activity
We saw a significant increase in our activity at the lake. There was more traffic and people in town over the holidays than we have seen in 4 or 5 years. And it was a nice site to see. With the perfect storm of low prices, high inventory and rock bottom mortgage rates, it seems that people looking to buy are finally getting out there and looking at the real estate. We look forward to a busy remainder of the summer and fall.
7/23/2010 3G Cell Service
It's official. We do have 3G service at the lake. It's taken some time but, they are up and running and what a great change it is. I think they still have some fine tuning to do and maybe a couple of bugs to get worked out (especially at my house) but, certainly this is a step in the right direction. Next on the LIST: Approval for the Grant to install FIBER OPTIC LINES to each and every residence that is a member of Co-Mo Electic. Stay Tuned!
6/14/2010 Susan G. Komen & New Highways
We are off to the Susan G. Komen golf benefit today. We also played in it last year and WOW was it ever hot! We have some storms moving through this morning and it looks like a 50/50 chance for the rest of the day. It really doesn't matter if we play golf or not. We have participated in a great event for a terrific cause. Who knows, maybe our little tournament results in the funds that find a cure. Wouldn't that be something. At the very least, we will be part of the cause!It was announced today that highway 242 was approved and will start construction later next year. This is an extension of Horseshoe Parkway that will connect Bagnell Dam boulevard and the Community Bridge to Highway 54. That's semi-exciting. The off-shoot of this is that Lake of the Ozarks Bridge Corporation will proceed with a plan to sell more bonds, pay off the bridge, purchase land and reconstruct MM so that it moves in more direct manner towards Highway 5. Also included is a bit of revamping to TT as well. I'm not sure but, I think that the new route to the bridge would be somewhere in the 5-41 area. I'll keep you posted. 6/9/2010 Just Like the Big City
There's been a rumor that 3g phone/data service is on the way to Lake of the Ozarks. I just had to do some investigating on my own so I called the horse directly - AT&T. Actually our service had not been so good for about a month or so. In my internet searches I kept running across posts that said during the 3g upgrade, the 2g service is not so good. I had my fingers crossed and when I called AT&T about my service issues, I asked about the 3g and was told that hopefully, by the end of the June it will be here on the West Side!!. This is great news for everyone that works or plays at the lake. It's hard to go anywhere now and not have access to all of your data. Just a couple more weeks and we'll be playing with the big boys. On that same note, hopefully in the next month or two we will hear about the fiber optic grant that CoMo applied for earlier this year. That would be an unbelievable boost to the area. Keep your fingers crossed!
6/5/2010 Memorial Day Weekend
Wow! I don't think we've had this nice of a weekend all year and I know that the Memorial day weekend hasn't been this nice in 3 or 4 years. Sunny skies and warm temperatures set the stage for a fabulous holiday. The city was full of tourists and cars. The stores were absolutely packed. Shhhh. Don't tell anyone we're coming out of a recession! Only two more major holidays and then we are into the wind down mode. I hope to see all of you here at the lake to take some time with friends and family and enjoy some R&R. Let's not forget Memorial Day is not just about a 3 day weekend but, remembering those who gave the ultimate sacrifice for our country.
5/18/2010 RAIN
After what seems an eternity, the skies are finally blue and clear. Even with the lousy weather, we've had a lot of traffic in town. You can always tell when the season is close when you can't make a left turn on to highway 5! New restaurants in town either are currently open or soon to open. Marko's Takeout Pizza opened next to the old Post Office on the corner of highway 5 and 5-27. We had a meat lovers pizza and it was two thumbs up. Smokin' on 5 is getting ready to open in the old Dairy Queen building on highway 5. We'll keep you posted on that one as well. I hope it's the vinegar based sauce. I'm not a big fan of the molasses!
5/14/2010 Goings On
Just got back from a GREAT conference that RE/MAX had down in Branson at Chateau on the Lake. I couldn't decide what I was more excited about; the fact that Lake of the Ozarks will soon have our own "Chateau" or all the great speakers that were at the conference. One thing you can be sure of is that Stephanie and I will not miss another RE/MAX convention! It's been very rainy over the last several weeks but, this has caused the lake to come up to full pool. Lots of debris in the water so be careful if your on the water. Looking for clear skies starting Sunday along with warmer temps. To end on an even more positive note - I was reading that gasoline prices are expected to DECLINE over the Summer! Yikes what next, free beer? Happy Hunting!
5/3/2010 YTD Sales

I just ran a report on year to date sale at Lake of the Ozarks. The West Side board is up 17% over last year and Bagnell Dam is up 12%. One interesting fact is that cash sales are up 250%! What that says to me is that the people that have been on the sidelines waiting for the right time to buy, are buying. Our homes are selling in the 92%-95% sale-list price with the exception of the upper end homes in the $600k range and over. They are selling in the 90% range.

Long time no see. It's been a busy couple months and I promise not be be absent for so long in the future.

All indications are that the recession has bottomed and we are now on the ascending leg. It might take a while to get back to where this all began but, the most important thing is that we have turned the corner. The Dow closed above the 9,000 mark since January and we've also posted the third consecutive month gain in home sales.

The market at the lake has seen a noticable increase in activity. Everyone I talk to says that they haven't seen this much traffic in the last 3 or 4 years. Showings are up but, that hasn't yet reflected in increased sales. Just more people looking at the moment. Prices have seen some indications that people are ready to sell. There is a tremendous inventory of homes and that is expected to last into next year.

It's always a good time to buy!
